Why Do Contracts Fall Apart?

Why do contracts fall apart?

Let’s go over 3 of the most common reasons that cause contracts to fall apart in this video, “Why Do Contracts Fall Apart?”:

At What Point Do Most House Sales Fall Through?

Here are three things that can cause a contract to fall apart:

  1. An unacceptable home inspection. This is usually what happens when a contract falls apart. An unacceptable home inspection can cause some buyers to decide not to move forward with the contract to buy the property.
  2. A low appraisal value. If you get a low appraisal offer, there are three things that can happen. The buyer and the seller can agree to meet in the middle, the seller can reduce the price to the appraisal value, or the buyer can just walk away.
  3. The buyer loses financing throughout the deal. When this happens, it’s very rare that there is a backup plan, so the entire contract is lost.

There are other reasons that contracts on a home can fall apart, but these three are the main causes of a contract falling apart during the home buying process. We hope you don’t have to go through any of these situations, whether you are buying or selling!
