What Can You Expect When You Go Under Contract on a Home?

Going under contract is an exciting moment. Your bid on the home has been accepted, and you are one step closer to owning your future dream home! Even though this is an exciting time and reason to celebrate, this is also a time for a lot of things to get done. Here’s what you can expect when you go under contract on a home.

Once you’re under contract, you need to have your home inspection done within a certain amount of time according to the contract. You have to release your earnest money to the brokerage that is holding the earnest money and you have to make sure that your lender has a copy of the contract so that they can start the loan process. 

While all of this is going on, you also need to be shopping for home insurance! Just so you know, on the contract, home insurance is listed as hazard insurance, but it’s actually a quote for your home insurance. So typically within the first ten days of going under contract, you’re getting your home inspection, getting your contract over to your lender, you’re turning over the earnest money, and you’re shopping for your home insurance. So there’s a lot to get done!
